Here are a few tips on how to get your home rented quicker.


Make It Appealing to Prospective Tenants


Would YOU want to rent your home? Do a walkthrough of your home and address anything that needs to be addressed. Check the paint: if it needs to be touched up or repainted, do it. Check the overall cleanliness throughout: kitchen, bathrooms, floors, etc. Also, you want to fix anything that’s broken. It may also be a good idea to ask prospective tenants what they see as you’re doing walkthroughs with them, and then adjust those items accordingly.


Set Appropriate Rental Price

Perform a market survey, and do a little research as to what similar homes are renting for in the area. Be careful not to set the price too high, or you might find yourself waiting on the “right tenant.” In that case, you might lose more in vacancy loss, than you would gain by getting that higher rent. Set the rent at a competitive market price. By doing this, you are going to open yourself up to more willing/able tenants who are a good fit for your home.

Market It

This means more than just putting a sign in the yard. Use what is at your disposal: local newspapers, Facebook, Zillow, Trulia, or Craigslist to name a few. The bottom line is that the more people who see your ad, the better.

Have a System in Place, and Stick to It

From your policies, procedures, walkthroughs, and leasing process, it is important to be consistent with your methods. By sticking to your system, it will allow for a smoother and quick rental process.

By following these tips, you are likely to generate more demand, and in turn get your home rented a little quicker.
